Building new? Don't count on a renovation premium or a property tax cut
Mijn VerbouwPremie only covers buildings above a certain age, and the property tax cut for very energy-efficient homes ended for permits applied for from 1 October 2025.

Mijn VerbouwPremie, the Flemish renovation premium, sets conditions on the age of the building. For a heat pump or heat-pump boiler, the building must have been connected to the electricity grid before 1 January 2014, or its building permit must have been granted more than five years before the final invoice. For the roof, walls, windows or floor, the building must have been in use before 2006. A home that is demolished and completely rebuilt never qualifies.
Flanders also used to lower the property tax (onroerende voorheffing) for homes with a very low E-level. That reduction was abolished for permits applied for from 1 October 2025. For applications from 2023 until then, it only applied to homes rebuilt after demolition, not to new homes on an empty plot. Reductions already granted keep running until the end of their period.
