Brussels rent indexation: no valid PEB certificate, no indexation
A Brussels landlord can only index the rent after giving the tenant a PEB certificate that is still valid. Older leases on homes rated E, F or G get a correction that lowers the indexation; the official calculators show the amount.

In Brussels, rent indexation is never automatic. The landlord has to ask the tenant in writing, at most once a year and no earlier than the anniversary of the lease, and the request can only reach back three months. Two conditions must be met first: the lease is registered, and the tenant has received a PEB certificate for the home that is still valid on the day indexation is asked. If the certificate has expired, the landlord must hand over a new one before indexing.
For leases that started before 14 October 2022 on homes with a PEB certificate rated E, F or G, a correction factor still lowers the indexed rent. This does not apply to homes let by the public housing companies (SISP) or the Fonds du Logement.
To work out the new rent, use the official calculators linked from the page: Statbel's online calculator, or the Bruxelles Logement spreadsheet, which includes the correction factor. As a tenant, you can use them to check an indexation request.
