Walloon rent indexation: written request, once a year, and a PEB effect from 2022–2023

In Wallonia rent is never indexed automatically; the landlord asks in writing, at most once a year. The PEB label limited indexation from November 2022 to October 2023, and the official page says this still affects homes rated D to G.

In Wallonia, rent is never indexed automatically. The landlord has to ask the tenant in writing; a letter, a text message or an email is enough, but it is wise to keep proof. Indexation can happen at most once a year, from the anniversary of the lease, and a late request can only reach back three months before the month it is made. For a lease on a main residence, the lease must be registered, and a clause in the lease can rule out indexation altogether. The calculation uses the health index.

Between 1 November 2022 and 31 October 2023, the PEB label limited indexation. Homes rated A, B or C could be indexed in full, D by 75%, E by 50%, and homes rated F or G, or without a PEB certificate, not at all. According to the official page, this still matters today: the rent as adjusted in that period becomes the base rent for later indexations for the rest of the lease, and homes rated D to G need a special calculation from 1 November 2023.

Sources do not agree on how this works in every case, especially for homes that had no certificate. Before asking for or accepting an indexation, check the official page and the rent calculator it points to. Landlords and tenants with questions can contact the Walloon Info-Conseils Logement service listed on that page.
