Selling or renting in Wallonia? Get the PEB certificate before the home is on the market

A Walloon home that is sold, rented out or advertised needs a PEB certificate first. Ads must show figures from it, and the buyer or tenant must receive it before signing.

In Wallonia, anyone who sells or rents out a home, or advertises it, must have a PEB certificate (the Walloon energy performance certificate) before the home goes on the market. For an existing home, the owner chooses an accredited PEB certifier from the official list, who visits the home to collect data on its insulation, heating, hot water and ventilation. A building bought in order to be demolished can be exempt, under conditions.

Since 2015, every sale or rental ad has had to show figures taken from the certificate. A text-only ad must give at least the energy class and the certificate's unique code; an ad with images must use the official graphic label. The prospective buyer or tenant must receive the certificate before the deed or lease is signed, and the contract has to state that this was done.

A certificate is valid for up to 10 years, unless works call for a new one. Certificates drawn up since 1 September 2026 also include an indicative renovation path towards label A, explained in a separate tip.
